- Are you a non-profit tackling affordable housing in your neighborhood?
- Are you a developer interested in building moderately priced housing?
- Are you a municipality interested in encouranging the development of mixed-income communities with an affordability component?
Typically, developers must combine several public and private sources when building affordable housing because no one source offers enough money to fully subsidize a project. The need to aggregate sufficient subsidy typically lengthens the time between project conception and start of construction. To further complicate the matter, stringent architectural and environmental standards must be met in this historic coastal region. Add to this the rising cost of land. These factors raise production cost, thus increasing the amount of subsidy needed to make housing affordable. Local governments and public and private agencies are forced to identify creative ways to meet housing needs, both through development incentives and funding sources. Recognizing these market trends, the Lowcountry Housing Trust (LHT) was developed as a resource for the tricounty region to bring in new funding that can be used to match or leverage federal and state money. LHT strives to be a stimulus and a catalyst for affordable housing development opportunities by increasing available revenues to ultimately increase housing choices. It also has the ability to be responsive in a timely manner to the needs of local developers and flexible in its approach.
