February 2008| CITY SPOTLIGHT| Charleston, SC
A port city accomodates affordability and heritage
The housing market in the city has fared slightly better than many over the past few years. There has been an increase in demand for homes in the middle to lower price ranges. Tammie Hoy, the executive director of Lowcountry Housing Trust of Charleston says, "We have seen a significant increase in the demand to build a ‘more affordable’ product, $200,000 and below. With the saturation of higher priced homes $300,000 and above and the tightening of the lending market, many builders are seeing the affordable price points as a niche market, which is good for our industry, but still challenging to deliver on the coast.”

Between 2000 and 2007, home prices increased from an average of $194,765 to $306,098.
“We have two hurdles to hop over,” Hoy said. “One is there’s a stigma in the market of affordable housing, where people assume that means it’s government subsidized or that you’re not working, or you’re on welfare, or that it’s unattractive and creates crime. The other hurdle is to make it happen, to physically build affordable housing in an area that’s on the coast in a desirable place to live.” >>>more (.pdf)
